


The Embryo of R&F enterprise culture ---“Family culture”
In many departments of the company there is such a metal plate, which reads, “More communication, less complaint; more self-examination, less scolding; hard on self, lenient to others; more YES, less NO”.
R&F’s new employees will be infused with several “family instructions” from the very beginning when they entered the company. The purpose of the “family instructions” is to inform everyone that they are living in one “big family” where each is a member of this “big family” while the two bosses, Li Sze Lim and Zhang Li, are both members of the “big family” and “housemasters” of it. The responsibilities of a “housemaster” are to care for the work and life of each member, making them aware that they are working for the “big family” and for me. As family members, they should pay attention to harmonious communication, stress responsibilities, learn from each other and advocate diligence. As what Mr. Zhang says “The structure of a company is just like a machine, one link buckling another. One should be strict with themselves and more lenient to others. One will never forget that the interest of the company is above everything else. The “big family” is the core and everything should be done centering on the core.”
These words have long been regarded as “maxims to manage a family”. The low job-hopping rate among R&F Properties’ staff has much to do with this “family culture”. Even today, in R&F Group, the mention of enterprise culture reminds many employees of the “family instruction”. Though immature, they have laid a foundation for the embryo of R&F’s enterprise culture.

Offering the Able Space for Development
“Offering the able space for development” is to maintain the able, which requires master hand for handling the relationships between the able, between the newcomers and “old staff”, and between employees from the local and other places. There are many veterans from the company who have been struggling for over ten years and now become backbone of the company.
They are playing a key role in each post and closely connecting the growth of the company with their own. At the same time, many newcomers join. Depending on their professional skills and broad view, they have gradually become mainstay for development of the company. It is this enterprise culture and the rapid growth of R&F that provides broad space and stage for “the able”. On the other hand, this enterprise culture attracts more able people to join this “big family”. As an overall generalization of enterprise culture, “offering the able space for development” appears limited and unilateral.

The Complement of R&F Enterprise Culture --- “No excuse”
With the growth of the enterprise, there are higher requirements for enterprise culture. In 2002, R&F Properties put forward a new slogan “No Excuse”. Though a new slogan, it is a new tradition R&F has persisted in for many years. Mr. Zhang’s “strictness” while inspecting construction site is more than many employees can bear. In R&F Peninsular Garden, there was some mud in the stone gaps of the pavement, he immediately sent for people concerned to wash; the doorsill is in high quality, he asked to change it immediately. in Beijing R&F City, there was no method to store water, he requires the engineering department to submit solution within 24 hours.
Therefore, to make every employee feel joyful and happy is not all of R&F enterprise culture. Any army with battle effectiveness must have strict and impartial discipline, which is strictly implemented. Therefore, in the rapid pace of the company, in order to accomplish one task that seems impossible, no excuse for shuffling responsibilities is permitted. As a result, R&F people know that “The boss will not listen to how many obstacles you have overcome to perform one task. What he is interested in is whether you have achieved the expected goal as required.” This is what “no excuse” requires.
“No excuse” may be regarded as supplement to the softhearted “big family” culture. The one-fold nature makes it weak in describing the entire R&F culture.
